There are two separate components of a home air conditioning system: the condenser and evaporator. The condenser is typically found outside a home on a concrete slab. The evaporator coil is attached in the main duct junction located above the furnace. Both components are sealed and proper maintenance other than routine cleaning must be performed by a service professional. Air conditioning units should be inspected and adjusted at the beginning of each cool season; however, this should not be the only maintenance performed. Air filter replacement

It is important to replace the air filter as recommended by the manufacturer. The higher cost the filter, the less it will have to be replaced. Some filters need to be cleaned once a month and some once a quarter.

Thermostat temperature

The thermostat should be kept at a constant temperature, whether you are at home or not. If the temperature is constantly the same, the air conditioner has to work less. Increasing the thermostat when leaving the house is not recommended.

Cooling coils

Make sure these coils are cleaned and checked every year. They can be cleaned by spraying water directly on them.

Air vents

Make sure there is absorbent protection beneath the return air vent. If this is not done, water may likely come out of these vents.

Compressor

This needs to be out of the reach of dust and dirt. This allows the airflow to work more efficiently across the cooling fins. When the unit is not needed, cover the compressor with a cloth to prevent buildup of dust. Also check the connections occasionally for leaks and ensure the condensate tube is draining freely.
