When a realtor shows you property for the first time, what do you do when you are finished? If you liked their personality, if they seemed knowledgeable about the industry and showed you real estate that was relevant to your search, would you call them again to show you other property? What if there was a sign in the yard from another real estate company? Would you just call them?
We ask these questions because finding a good agent can be tough and finding one that will work hard for you and keep you updated on a regular basis can be even tougher. If you’re a buyer, why not call that same agent? You’re already familiar with them. They know what you are looking for. They can show you any property in the MLS, just like any other realtor can. This realtor has already invested their time and money in your search for a new home. Why not call them back if you are really serious about buying that new home?
Unfortunately for many realtors, there is a common misconception among buyers that only the realtor with the sign in the yard can help them and that is just not true. In fact, it would always be to your advantage to call an agent independent of the company that has the sign in the yard. That company is acting as a seller’s agent. They are being paid by the seller to look after the best interest of the seller. You on the other hand, as a buyer, need someone to represent you and your best interest. That house you are dying to have will not cost you one penny more by engaging the services of another realtor. It may in fact save you money by doing so.
Something to consider: While it’s perfectly legal for a realtor to act as a seller and buyer agent in the same transaction, if their initial obligation was to the seller, where does that leave you?
